Operating Entity

RealSparkz is operated by Certified Project Management, LLC d/b/a Project Mentor, a Florida limited liability company. Certified Project Management, LLC is a technology and information services company. It is not a real estate brokerage, does not hold a real estate broker's license, and does not engage in real estate activity as defined by Florida Statute §475.001.

Nature of the Service

RealSparkz is a platform that enables licensed real estate professionals to share, manage, and track referral relationships with one another. The platform facilitates communication and recordkeeping between users; it does not itself list, sell, lease, exchange, appraise, or solicit real estate, and it does not advise consumers on real estate transactions. All real estate activity arising from referrals shared through the platform is conducted by individual licensed real estate professionals operating under the supervision of their respective licensed brokers of record, in accordance with applicable state law.

Affiliated Disclosure

David Faith, the founder of Certified Project Management, LLC, is a licensed Florida real estate agent affiliated with Dalton Wade Real Estate Group as broker of record. When David Faith conducts real estate activity, he does so in his capacity as an agent of Dalton Wade Real Estate Group, not as an agent or employee of Certified Project Management, LLC. RealSparkz is a separate business operated independently of Dalton Wade Real Estate Group.

Compensation and Referral Agreements

Referral compensation arrangements between licensed professionals using the platform are governed by referral agreements executed directly between the parties (such as the Florida Realtors Referral Agreement Form RA-4 for Florida-based referrals, or the equivalent form for other jurisdictions). Certified Project Management, LLC is not a party to such referral agreements and does not receive or distribute real estate commissions. The platform's role is limited to facilitating the creation, tracking, and recordkeeping of these agreements.
